Do I need to be pre-approved before we start looking?
For serious offers in this market, yes. Lake Winnipesaukee waterfront moves fast — pre-approval lets you act when the right home comes up. We're happy to recommend local lenders who understand seasonal property valuation. For initial discovery and education, no pre-approval needed; we can start showing you what's out there right away.
How do you charge?
In most NH transactions, the buyer's agent commission is paid by the seller out of the sale proceeds — at no out-of-pocket cost to you. Some properties (notably for-sale-by-owner, some new construction) work differently; we discuss any exceptions up front so there are no surprises.
What's special about buying lakefront in NH?
A few things. The Shoreland Water Quality Protection Act limits what you can build within 250 feet of the water. RSA 482-A regulates boathouses and docks — and the rules changed materially in 2024–2025. Many properties are in "Current Use" tax assessment, which can mean a tax bill jump if you change the land use. We walk through all of this before you make an offer.
Can I buy a property to use as a vacation rental?
Absolutely — but check the town's short-term rental rules first. Some Lake Winnipesaukee towns have added STR registration or restrictions in recent years; others remain rental-friendly. We know the current state town by town. If the math works, we can also manage the rental for you through our long-running rental program.
How do off-market or pre-MLS opportunities work?
Some homes change hands without ever being publicly listed — through estate sales, neighbor referrals, or owner relationships we've built over decades. If you're working with us as a buyer, you hear about these first. There's no separate fee for off-market access; it comes with the relationship.
