How It Works

Long stays don't get booked like weekly rentals. Most of our long-term guests reach out in the summer or fall for the following year. Tell us your dates, your group, what kind of home you're looking for, and we'll start the conversation with homeowners who've said they're open to longer terms.

From there it develops. We talk with owners through the fall and winter about their own plans; some free up weeks, some change their minds, a few houses that weren't long-term candidates last year become candidates this year. We work back and forth with you as pieces fall into place. It's a conversation, not a checkout flow.

By the time your arrival date comes around, you have one lease, one check-in, and one home for the duration, not a stack of Saturday-to-Saturday contracts. We handle the coordination end to end.

Why a long stay is different

Discounts on shoulder + off-season weeks
Summer peak weeks stay at market rate; owners have weekly renters competing for those. But May, early June, September, October, and the winter months come down meaningfully for longer commitments. The longer the stay, the better the blended rate.
One home, unpacked
No moving days mid-summer, no re-learning a new kitchen every Saturday. Settle in once and actually live here.
Tax advantages
NH Rooms & Meals tax (8.5%) does not apply to stays of 185+ consecutive days. On a long booking that's real money.
Local roots
Farmers markets, favorite coffee shops, boat club memberships, a regular table at the cafe. Live here, don't just visit.

The earlier you ask, the more we can work with. Most homes are already booked for summer as a stack of weekly rentals. Long stays come together through conversations in the fall; the earlier you tell us your plans, the more owners we can talk to on your behalf as their own calendars take shape. Last-minute matches do happen, but a long runway is what makes the selection work.

Yes, with 10 of the homes we manage. Their owners have said yes to monthly or full-season stays in principle, in Wolfeboro, Tuftonboro, and Alton. Every long stay is arranged individually: the dates, the price, and which house, all come out of a conversation with us and with the owner rather than an online calendar. Tell us your months and your group and we will start that conversation.

There is no rate card for long stays, because each one is negotiated with the owner. The pattern is consistent, though. Peak summer weeks stay at market rate, since owners have weekly renters competing for those. May, early June, September, October, and the winter months come down meaningfully for a longer commitment, so the longer the stay, the better the blended rate. You will have the full figure in writing before you commit to anything.

Yes. New Hampshire's 8.5% rooms and meals tax does not apply to a stay of 185 or more consecutive days, under the state's permanent-resident rule. On a full-season or year-long booking that is a meaningful saving, and we apply the exemption when a stay qualifies. Shorter stays are taxed at the standard rate.

One lease, one check-in, and one home for the duration, not a stack of Saturday-to-Saturday contracts. Once the dates and price are agreed with the owner, the lease is signed electronically through DocuSign and payment is by check to our Wolfeboro office, on a schedule set out in the lease. We handle the coordination with the owner end to end, and you are dealing with the same people from the first call to the day you leave.

Many of our long-term guests do. Internet service varies from house to house around the lake, and it is the owner who knows what their home has. If working from the house matters to you, say so when you inquire, along with anything specific you need, and we will ask the owner and pass along what they tell us before anything is agreed. We recommend confirming it to your own satisfaction before you commit.

The homes currently open to long stays run 2 to 8 bedrooms and sleep 6 to 14. At least 8 of the 10 are directly on the water. Each home on this page lists its own bedrooms, sleeping arrangements, and shoreline, and the map at the foot of the list shows where every one of them sits on the lake.
