How reservations, dates, and changes work.

How do I book a Lake Winnipesaukee vacation rental?

On a property page, use the week grid to pick your check-in Saturday (click adjacent weeks to extend, or click a selected week to deselect) and send an inquiry. An agent at Yankee Pedlar replies — usually the same day — to confirm the dates are yours. A DocuSign contract follows, and the property is reserved the moment it is sent. The contract is good for 48 hours: sign within that window and mail a security deposit (always a separate check) to lock the booking in.

Why are rentals only Saturday to Saturday?

Every rental on Lake Winnipesaukee in our program runs on a Saturday-to-Saturday weekly calendar. It keeps turnover consistent for cleaners and caretakers and makes availability easy to read at a glance. Check-in is Saturday afternoon, check-out is the following Saturday morning.

Can I book more than one week?

Yes. Most families book two to four consecutive weeks, and a few book the whole summer. Pick your first Saturday, then extend to the Saturday you want to leave. Peak and off-peak weeks are priced individually, so multi-week stays are simply the sum of each week.

Can I change or cancel my reservation?

Extensions are easy — if the week before or after yours is still open, your agent will re-send a contract with the new dates. Yankee Pedlar does not allow cancellations, and does not apply credits. If your plans change, we can release a week back onto the calendar so another guest has a chance to book it, but there are no promises it will rebook — and if it does not, you still owe the full amount. Releases are week-for-week, never partial or pro-rated.

How do I pay for a rental?

Yankee Pedlar does not take online payments. A rental deposit of roughly 50% is due with your signed lease (mailed to our Wolfeboro office), and the balance is due before your stay. Both are paid by check. The security deposit is always a separate check, never bundled into the rent.

What is included in the total I see quoted?

Your total has four parts: weekly rent (set per property and per week), a cleaning fee (varies by property), a flat $100 admin fee, and New Hampshire Rooms & Meals tax (8.5% on rent + cleaning + admin + pet fee). A pet fee is added only if pets are allowed and you are bringing one. The security deposit is separate from this total.

How does the security deposit work?

The security deposit is always a separate check, mailed with your balance payment. That check is held on file and voided or shredded after a clean check-out. If there is damage or a missing item, the deposit is applied toward the cost and any remainder returned.

Why is New Hampshire Rooms & Meals tax on my rental?

New Hampshire charges an 8.5% Rooms & Meals tax on short-term lodging, which includes vacation rentals under 180 days. Yankee Pedlar collects it with your payment and files it monthly with the NH Department of Revenue (Tax ID #024174). It applies to rent, cleaning, admin, and pet fees — not the security deposit.

What time is check-in and check-out?

Check-in is 3:00 p.m. Saturday and check-out is 10:00 a.m. the following Saturday. Cleaners need the full morning to turn the property over, so late check-outs are not possible during the summer. Arriving before 3:00 p.m. triggers a $500 deduction from your security deposit — the turnover team is still inside the house until then.

How do I get into the house when I arrive?

Most properties use a lockbox or smart lock with a code. A few days before your stay you will receive a pre-arrival email with the lockbox code and the Wi-Fi network and password. No office check-in is required.

Are linens and towels included?

Most rentals are unfurnished for linens and towels — plan to bring your own sheets, pillowcases, bath and beach towels, and kitchen towels. If you would rather not pack them, our sister company Yankee Home Services rents full linen packages delivered to the property. Ask your agent to add one when you book.

Can I bring a pet or my own boat?

It depends on the property. Pet policies and dock or mooring details are listed on each property page — some welcome dogs with a pet fee, others do not. If you are bringing a boat, check whether the property has a private dock, a shared association dock, or just shoreline access, and confirm the slip size. The public boat launches in Wolfeboro, Alton Bay, and Meredith are all open to visitors.

Which lakes does Yankee Pedlar cover?

Our rental program is concentrated on Lake Winnipesaukee, with additional homes on Crescent Lake, Lake Wentworth, and Ossipee Lake. On the sales side we show MLS listings across the broader Lakes Region — Wolfeboro, Tuftonboro, Alton, Moultonborough, Meredith, Laconia, Gilford, Center Harbor, and neighboring towns.

Do you sell homes, too, or is this only rentals?

Yankee Pedlar Realtors has been selling waterfront and Lakes Region homes since 1940. Rentals are our signature summer program — sales run year-round. You can browse active listings under For Sale, and many of our rental owners are people we also helped buy the home.
